As an owner, you have important rights under BC's Strata Property Act. Here's what you can do — in plain language.
Attend AGMs and Vote
Every owner has the right to attend the Annual General Meeting and vote on the budget, special levies, and bylaw changes. Each unit gets one vote. If you can't attend, you can assign someone to vote for you using a proxy form.
Review Financial Records
Under Section 36 of the Strata Property Act, you can inspect bank statements, invoices, receipts, and financial statements. The management company must make these available within 14 days of your written request. They may charge a small fee for copies — but they cannot refuse.
See the Depreciation Report
You have the right to review the depreciation report, which is a professional assessment of every major building component, its condition, and when it will need replacement. Our latest report was completed in January 2026.
Request a Special General Meeting
If 25% of owners (that's just 14 units in our building) sign a written request, the council must call a Special General Meeting within 4 weeks. This is a powerful tool if you feel an important issue isn't being addressed.
Question Council Decisions
You can attend council meetings as an observer, ask questions, and request that items be added to the AGM agenda. Council works for all owners — they should be transparent about decisions affecting your home and finances.
File a Complaint
If you believe the strata or council has acted unfairly, broken bylaws, or violated the Strata Property Act, you can file a claim with BC's Civil Resolution Tribunal (CRT). The CRT is an affordable, online process specifically designed for strata disputes.

How to Run for Council
Your building needs engaged owners on the council!
Council members are elected at each AGM. To run, simply attend the meeting and put your name forward when elections are held. No special qualifications are needed — just a willingness to help manage the building responsibly.
Council typically meets monthly and makes decisions about maintenance, spending, and building operations. It's a volunteer position, but it gives you a real voice in how your home is managed.
