Financial Review Released

An independent review of 97 financial documents from FY2025 has been completed. Key finding: our building's reserve fund is only 13% funded — significantly below where it should be.

The full owner-friendly report covers revenue, expenses, reserve fund health, and upcoming major repairs. All findings are based on documents available to any owner under the BC Strata Property Act.

Annual General Meeting — March 5, 2026

The AGM is scheduled for March 5, 2026. All owners are encouraged to attend and vote on the proposed budget and any special resolutions.

This is your chance to ask questions, vote on the budget, and raise concerns directly with the council. If you can't attend in person, you can submit a proxy form.

Maintenance

Parkade Project: Third Proposal Expected

Two proposals have been received for the parkade membrane replacement. A third proposal is expected by March 20, 2026.

The parkade membrane protects the underground parking from water damage. This is the most urgent major repair facing our building. Council is gathering proposals to find the best value.

Financial

$12,000 Reserve Fund Transfer

A $12,000 transfer from the operating account to the reserve fund was made in February 2026. This is part of the regular annual contribution.

The annual contribution to the reserve fund is $24,712, which works out to about $38 per unit per month. This is below the legal minimum of 10% of the operating budget.

Maintenance

Depreciation Report Completed

A new depreciation report has been completed by an independent engineering firm. It catalogs 57 building components and estimates when they'll need replacement.

The depreciation report is like a health check-up for our building. It looks at everything from the roof to the plumbing and estimates replacement costs. The report confirms that several major repairs are coming in the next 5-10 years.
